I am seriously struggling to understand who is going to buy all the pokey one-bed flats that are being built in Guildford. Given the experience of the past few years in lockdown, I’m sure I’m not alone in thinking if I was a first-time buyer, I’d look to a far cheaper area and buy somewhere bigger.
I live opposite a development of 12 one-bed flats where there once was a single, modest family house. They are tiny, in a cut-through road, have no parking spaces and apparently will be sold at £300K.
Meanwhile, as this tiny plot was in full development, occupants of the family houses directly opposite and adjacent both sold and moved out. Who would buy a house next to a development like this? People who are desperate because there were no family houses for sale.
I have to assume that developers know what they doing and the demand is there, but I know if I was looking for an investment property right now, I would not be taking a chance on a one bed flat in Guildford.

That’s why most of our young folk are going to Woking, more choice, better trains and a nice new shopping centre.
