Jason Mugridge, Managing Director, at Karltons Independent Estate Agents reports: “The local property market is very buoyant at the moment, in January we sold almost 60% of our stock compared to just 30% this time last year.

“The main problem with the market at the moment is that sellers seem to be waiting until the spring before putting their property on the market, those that come to the market now can take advantage and achieve good prices and a quick sale.

“We are still selling properties to a diverse range of buyers, from local people expanding their families and needing more space to commuters moving out from London and looking to benefit from Guildford’s fast train link into Waterloo.

“How strong the current market is and what can be achieved by choosing the right agent is demonstrated by new manager Darren Woodyer who started in January and sold his first property within 48hours of it coming to the market, exceeding the expected price.”

Nationally, UK house prices registered their first annual rise since October 2010, rising by 1.3% in January compared with a year earlier, one lender has said.

Signs of improvement in the market, which started in late 2012, continued into the new year, the lender said.

But it added that the outlook for prices was unclear. Prices in the three months to January were 1.9% higher than in the previous three months, the Halifax reported, with the price of the average UK home valued at £162,932.
