Plans for up to 200 homes on green belt land in West Clandon are back on the table despite earlier concerns from council planners about a very similar scheme that was described as an “alien extension”.
Developers are now asking Guildford Borough Council to rule on whether the latest proposal needs a full environmental assessment.
The plan would see land east of Clandon Road turned into a housing estate with a small shop, community space or offices, replacing an existing house and horse paddocks.
A previous proposal for up to 190 homes, complete with roads, parking, play areas and open space was put to the council in 2025.
Officers accepted that the area could, in principle, be developed due to housing pressures and its proximity to Clandon train station.
Planners warned the previous scheme would “ignore” the surrounding character and green belt of the village as well as West Clandon’s character of spacious, detached homes.
Concerns were also raised about density, the mix of housing (including flats and semis), and the potential impact on protected trees along Clandon Road. They also flagged layout issues and said the development risked looking like an “alien extension” to the village.
Now, the developers have come back with a larger scheme of up to 200 homes on the same 11-hectare site.
The land sits on the edge of the village, near the A3, and is currently made up of fields, trees and a handful of buildings, including a house and stables.
The new report says the project could bring some environmental impacts like noise, traffic and effects on wildlife. The developers argued these can be managed and would not be significant overall.
Guildford council needs to decide whether the plans need a full Environmental Impact Assessment. A full planning application is expected further down the line.

This would be devastating for West Clandon and destroy our village!
Also the land is green belt and home to much wildlife.
There will be traffic chaos!
