There will be no extra drinking water until the river Severn to Thames raw water transfer is achieved at a date unknown.

Every new home uses 130 per cent more than existing homes. No electricity until a full system upgrade and generation 2035, while talk of another data farm will cause further delay.

There is sewage treatment capacity availability in some places but replacement of sewage pipes installed at the wrong sizes is not expected until 2027 ie until after planning permission is likely to be granted.

As for road capacity, the Surrey Transport plan is likely to reduce capacity. Central government has 200+ road projects but none for A3 in Guildford.

House demand was as assessed 350 per annum untyil the Local Plan of 2019 set it at 560 pa. It is now now 1,000 pa. Meanwhile 94,000 homes lie empty inside M25.

The madness continues.
