Charles Church Developments hoped to receive planning permission for 65 homes in West Horsley after the company’s proposals, which also include a children’s play area and pond, had been recommended for approval.
However, Guildford Borough Council’s planning committee meeting on Wednesday, May 27, overran and councillors instead voted to draw meeting to a close.
The application is now expected to be decided at the next planning meeting, scheduled for June 24.
The site, currently open paddock land, forms part of a wider area that has been designated for 120 homes by the council.
When combined with projects already signed off, the 65 homes would have brought the total to 109, under the 120 and not expected to be expanded any further given the layouts.
The developers had originally sought to build 80 homes as part of this application but this was reduced to 65 during the planning process.
The report read: “The proposal is for the erection of 65 dwellings, of which 26 are for affordable and 39 for private tenure.”
The affordable homes will be made up of 11 one-bedroom properties, nine two-bed homes and six three-beds.
The 12 four-bed houses will only be available on the private market. There will also be 16 three-beds and 11 two-beds listed at market rates.
Officers, addressing the committee before it adjourned, said: “You can see traditional features in keeping with the local area, brick and tile and timber cladding being used.
“These are common features of the area and indeed match in with the local character.”
The proposals will also include 161 car parking spaces, including 13 spots left unallocated for visitors.
There would also be 28 spaces within garages.
West Horsley Parish Council has written in to strongly object to the development saying there are significant conflicts with both the Local Plan and the Neighbourhood Plan.
